Why Pamporovo?

1. Being the most southerly ski resort in Europe, Pamporovo enjoys around 200 days of sunshine a year and offers the possibility of two mid-high seasons. Statistically this means that an average rental return of 7% per annum can be quite realistically achieved.

2. What makes the good rental forecast still more auspicious is the development of the Perelik Project which is going to turn the resort into an integrated Ski/Golf/Lake destination with year round pull. The grand project is going to connect the Perelik Peak in Pamporovo with the town of Smolyan and the Smolyan Lakes on the one hand and the town of Chepelare and the Mechi Chal Peak on the other hand. The ambitious project features around 30 km. of new ski pistes, a big golf course, additional 12 km. of ski lifts, new ski equipment facilities, winter sports stadium, a major leisure and watersports center. 3. We consider Pamporovo has a great market potential in terms of prices and development capacity as compared to the other ski resorts in Bulgaria, namely Bansko and Borovets which have already reached their maximum. The property prices at the resort are still low which discloses the possibility for high and rapid capital growth after the realization of the Perelik Project. Furthermore, Bulgaria’s recent accession to the EU shall have its effect on property prices as well.  

4. Pamporvo is situated at a very communicable place – 250 km. from the Sofia airport and 80 km. from the Plovdiv one.  Believe it or not, the Greek border is just 30km from Pamporovo.  And the new major motorway project currently underway from Smolyan to the Greek Aegean (due for completion by the end of 2007) will bring the beaches of this famous coastline within 45 minutes drive of Pamporovo.

Not only will this add a few days at the beach to the schedule of Northern European tourists visiting Pamporovo in the summertime, it will also bring an influx of Greek tourists to the region.

5. Pamporovo is a standout in terms of natural beauty and terrain variety. It combines a Mediterranean mild climate and a beautiful highland relief naturally designed with a vast and hilly plateau, amidst gorgeous glades, juniper woods and pine forests. This fact along with the various amenities readily available in the Pamporovo area make it a suitable place for skiing, snowboarding, motor ski-sledging, golf, rock climbing, hill-walking, equestrian activities, angling, watersports, natural spa therapies, and cultural sites and tours. The full ski-out access, varying ski runs and ski schools allow skiers of different abilities to stay in contact. For the lovers of biathlon and triathlon there are built up runs around Snezhanka peak and sports shooting facility in the region of Yazovira.The après ski facilities are second to none, with plenty of restaurants, bars and nightclubs catering to all tastes and age groups.
